What began as an aging, inefficient kitchen evolved into a complete home upgrade that improved comfort, functionality, and energy efficiency. By addressing both visible wear and hidden mechanical challenges, this R5 Client gained a modern kitchen and a more cohesive, comfortable living environment tailored to their everyday needs.


Background
This client reached out to us looking for a full kitchen transformation. Their existing kitchen had served them well over the years, but it was clearly showing its age. Worn cabinetry, a non-functioning dishwasher, and an outdated layout made the space less enjoyable and harder to use day to day.
Beyond the kitchen, other areas of the home needed attention. The interior doors no longer matched the family’s style, and six nonoperational windows allowed drafts into the home, making it difficult to maintain consistent indoor temperatures. The homeowners were not just looking for a cosmetic refresh—they wanted updates that would improve how their home felt and functioned on a daily basis.


Challenges
An initial assessment revealed several issues that would shape the scope of the project:
- Aging kitchen components that required full replacement.
- Structurally failing cabinetry that limited storage and usability.
- A broken dishwasher that needed upgrading.
- Dated interior doors that disrupted the home’s overall aesthetic.
- Six drafty, nonoperational windows contributing to energy loss.
- Potential hidden mechanical issues due to the home’s age.
Once demolition began, an unforeseen challenge emerged. Waste lines and ductwork were discovered within the soffit above the existing cabinets. The original plan called for removing the soffit to allow for taller cabinetry and a more open feel. Without a thoughtful solution, the homeowners would have faced a difficult compromise—either reintroducing a bulky soffit or sacrificing cabinet height and storage.
Our Approach
The design was developed around the homeowners’ priorities: improved functionality, increased storage, and a clean, modern look that would feel cohesive throughout the home. The new kitchen layout focused on maximizing usable space while updating finishes and appliances to better support everyday life.
When the concealed ductwork and waste lines were uncovered, the team evaluated multiple solutions to protect the integrity of the design. Rather than settling for a visual compromise, the ductwork and waste lines were carefully rerouted to more suitable locations. This allowed the soffit to be fully removed, preserving the homeowners’ vision for taller cabinetry and a more open, spacious kitchen.
With the mechanical challenges resolved, the project moved forward seamlessly with:
- Installation of new kitchen cabinetry designed for improved storage and accessibility.
- Updated countertops and fixtures to enhance durability and style.
- Replacement of the broken dishwasher with a modern, energy-efficient model.
- Installation of new interior doors that aligned with the refreshed design.

Transforming a Dated Kitchen Into a More Comfortable, Functional Space
Navigating Hidden Conditions, Structural Repairs, and a Phased Renovation Plan
This project required far more than a standard kitchen renovation. What began as a plan to rework walls and improve layout quickly turned into an investigative effort beneath the floor—revealing unsafe construction practices from a previous renovation. Through careful assessment, clear communication, and phased planning, R5 helped the homeowners correct critical issues while maintaining control over scope and budget.
Project Context
The homeowners approached R5 with plans to renovate their kitchen and improve the layout by relocating walls. The home was believed to have originally functioned as an old schoolhouse, contributing to its charm but also raising concerns about how past modifications may have been completed.
The kitchen was located above an inaccessible crawl space, meaning the condition of the framing and plumbing below could not be confirmed during initial walkthroughs. While the design intent focused on improving flow and function, the team recognized that opening the floor would be necessary to safely proceed with structural changes.


Selective demolition allowed the kitchen layout to be opened up and provided the access needed to evaluate the structure behind the walls.
What We Discovered
Once the kitchen floor was opened to access plumbing and framing, significant deficiencies were uncovered that had been hidden from view:
- Floor framing from a prior contractor was constructed directly on exposed soil
- No vapor barrier was present to protect against ground moisture
- Insulation was completely absent
- Framing methods did not meet structural or performance standards
- Long-term exposure to moisture & direct contact with soil
These conditions created risks not only for the new kitchen layout, but for the long-term safety and stability of the home as a whole. Before moving forward, the underlying structure needed to be addressed.


Once the floor was opened, hidden conditions beneath the kitchen became visible, revealing issues that could not be identified during initial planning.
How We Responded
Rather than pushing ahead with surface-level improvements, R5 paused the renovation to fully evaluate and document the conditions below the floor. The homeowners were walked through each issue and shown why the existing construction was problematic.
The unsafe framing was removed entirely, allowing for a proper rebuild from the ground up. New framing was installed using correct methods, along with added structural supports to accommodate the planned wall changes above. A new vapor barrier and rigid insulation were also installed to protect the structure and improve environmental performance.
As additional deficiencies were identified elsewhere, R5 took a transparent, educational approach—explaining what was found, what was critical, and what could reasonably be deferred. Together with the homeowners, a phased repair plan was developed that prioritized immediate safety concerns while preserving flexibility for future work.



Framing installed directly on dirt, without a vapor barrier or insulation, created long-term structural and moisture concerns that required immediate attention.
Failed framing was removed and the area was carefully accessed so structural repairs could be completed properly and safely.
